What is a warranty and when does it apply?

Learn about the different types of warranties we offer, as well as the procedure to claim them according to our policies.

A guarantee is an assurance that allows consumers to have the certainty that, in the event of defects affecting the proper functioning of the purchased unit, the seller will take care of its repair, so that the unit is in its optimum condition.

Guarantees are valid for a period of time.

At SIMCA, we have the following types of guarantees:

a) Guarantee against Hidden Defects


Guarantees against hidden defects are valid for one year from the date of physical delivery of the unit.

It applies when any equipment, item and/or area is not functioning in a proper manner or has a hidden defect that prevents the unit from being operated normally.

  • This guarantee applies for cracks, paint and defects on the hydraulic, sanitary and electrical installations, if any of them do not work properly. By electrical installations we refer to the internal accessories, such as sockets and/or switches that may have a manufacturing defect.
  • It does not apply to electrical malfunctions or failures derived and/or caused from the energy supply (provided, for example, by Mexico's Comisión Federal de Electricidad).
  • The guarantee will be voided if the equipment has been tampered with or modified, or if a third party has been contracted to perform repairs or the damages caused by the customer/unit manager/building manager.
  • It does not apply in damages caused by force majeure and/or natural phenomena.

Before claiming a guarantee for hidden defects, we recommend that you check the delivery date of your unit to ensure that it is still valid.

b) Equipment and household appliances guarantee


All our units are delivered equipped with some household appliances, such as air conditioning units, ovens, fans, grills, etc. In some cases, the household appliances may present a manufacturing defect that was impossible to detect at the time of physical delivery of the unit.

What should I do to claim a guarantee covering the equipment and household appliances?

    1. In the case of household appliances, you have 15 business days from the delivery of the unit to submit the corresponding request. Once the 15 days have elapsed, you should contact the manufacturer directly.
    2. To contact the manufacturer, you must be in possession of the policy contained in the household appliance manual. This is because individual invoices are not provided for each appliance.

Before making a guarantee claim, please review the following five points that comprise our guarantee policy:

  1. An inspection will be performed to ensure that the malfunction is covered by the guarantee.
  2. Once the appointment has been confirmed with our Guarantee area, you have 20 days to allow them access to the unit; otherwise, your report will be cancelled.
  3. It is essential that a property manager and/or owner with decision-making capacity be present during the performance of the repairs.
  4. Once the work has been scheduled, in the event that the property manager and/or owner does not show up, a new appointment can only be arranged within the following seven days.
  5. By company policy, once the work on the reports submitted has been completed, it is necessary to sign their acceptance; otherwise, the Guarantee Area will not be able to accept new claims.

    Remember: Guarantees are applicable only for one year from the unit delivery’s date.
